The development of the e-commerce market versus the demand for warehouses.

The dynamic growth of shipments, which was caused by the COVID 19 pandemic, has meant that the entire transport industry has its hands full. The Savills report shows that in the years 2021-2025 courier companies in Europe will need an additional 8.6 million sq m of warehouse space. After all, we are part of this revolution, for 34 years we have been helping our clients not only in transport but also in logistics.

Savills' analysis of the data presented in the Effigy Consulting report shows that in 2019 a total of 12.3 billion parcels were delivered in Europe. In turn, taking into account the data of the British regulator OFCOM, which indicate an annual increase in the number of shipments in the UK by 9.1%, it is forecast that in the next five years it will be necessary to significantly inease the scale of warehouse investments on the European continent.

Assuming that at that time, 20 percent. of products purchased online will be returned, approximately 1.7 million sq m of the forecast supply of new warehouse space will have to be allocated to the needs related to storage and handling of returns from courier companies. Returns of parcels will not directly translate into the demand for logistics space at the producers themselves, but may contribute to creating additional demand from their business partners, including distributors and courier companies.
